Cost guide · Updated July 2026

Cost to build a house in NZ

New-build pricing in New Zealand is usually quoted per square metre, and the honest answer is a wide band: the spec, the site and the region move the number more than the floor plan does. Published 2026 guides put a standard build between $2,500 and $4,500+ per square metre, with Auckland typically $3,200 to $5,000+.

What moves the price

  • Per-m² figures usually cover foundations, framing, cladding, roofing, linings, kitchen, bathrooms, electrical, plumbing and painting, and usually exclude land, design and consent fees, siteworks, driveways, landscaping and service connections. Always confirm the exclusions list.
  • Sloping or difficult sites, specific engineering and premium cladding move the band fastest.
  • GST: confirm whether a builder's figure includes it. Consumer-facing quotes should.

Common questions

Why do quotes for the same plans vary so much?

Different builders carry different inclusions, margins and subcontractor rates. Compare quotes line by line against the same exclusions list, not by the bottom number alone.

Is a fixed-price contract really fixed?

Most carry provisional sums and cost-fluctuation clauses. Ask which lines are provisional and what happens when they move.
