Architect and building design fees in NZ

Architect and designer fees are usually a percentage of the build cost. Published 2026 guides put a registered architect at roughly 10% to 15% of the build for full services, an architectural designer at around 6% to 10%, and concept-to-consent design often in the 3% to 5% range, so on a $600,000 home, fees can run from about $18,000 to $72,000 plus GST depending on the level of service.

What moves the price

  • The level of service moves the fee most: concept-only is far less than full design, consent documentation and contract administration through the build.
  • Complexity, whether a sloping site, a bespoke design, or structural change, adds design and engineering time.
  • Fees are usually staged (concept, developed design, consent, construction), so you pay as the work progresses.

Common questions

Architect or building designer?

A registered architect (NZIA) suits complex or high-design work; a licensed building designer suits many homes and costs less. Both can prepare consent documents, so check credentials on the TCH profile.

What does the design fee include?

Usually concept design, developed design, consent documentation, and sometimes contract administration during the build. Confirm which stages your fee covers and what's charged separately.
